A Cabin on Maple Lake at $115,000 — Bring Your Vision

$115,000 Ripples of Possibility
A Cabin on Maple Lake at $115,000 — Bring Your Vision

Bridgeport is the kind of town that surprises you the first time you drive through — it's one of the cleaner, better-run small cities in West Virginia, five miles from Clarksburg, with real schools and a Town Center you'd actually use. Maple Lake sits right in the middle of one of its nicer residential neighborhoods, and here's the thing: waterfront on this lake doesn't come up often, and it definitely doesn't come up at $115,000.

Here's what got me: the deck. There's a multi-level deck on the back of this place looking straight at the water, and while the house itself — a 1979 ranch, three bedrooms, two baths, 1,128 square feet — is going to need real work, that deck and that lake position are already there. You're not building the access from scratch. The lot is compact (6,098 square feet) but the water is genuinely right out the back. The HOA is $109 a month, which buys you into a managed private lake with no outside public access — the water behind your house stays quiet.

At $115,000 for a waterfront lot in a private lake community in the Clarksburg metro, you're not going to find this price point again without a lot of searching. The renovation math depends entirely on your vision and your contractor, so get in there with a licensed inspector and price out the scope before you fall in love with the view — but the view is worth falling in love with first. Life at the Water

Water Access & Depth

The property sits directly on Maple Lake with waterfront access right at the back of the lot. The lake is a private community lake managed by the HOA, which means access is restricted to residents — no public boat traffic, no weekend crowds from outside the neighborhood. Before closing, ask the HOA for a copy of the water-access rules, including any restrictions on motorized watercraft, dock construction permits, and shoreline modifications, since all of those decisions run through the association.

Recreation & Boating

Maple Lake is sized for quiet-water recreation — kayaking, fishing, and paddling are the core activities here, not waterskiing or wakeboarding. The lake supports bass and panfish, and the private community setting means you can fish right off your own property without competing for access. For bigger-water days, Burnsville Lake — an Army Corps of Engineers reservoir covering about 968 acres — is roughly 45 minutes south, and Tygart Lake State Park near Grafton adds another full day of boating and fishing if you want the drive.

Dock & Waterfront Features

No dock is mentioned in the listing, so assume you're starting from scratch if that's part of the plan. Because this is an HOA community lake, any dock construction will need HOA approval before you apply for any state permits — get that conversation on the table early, since some private lake communities have strict rules on dock size, materials, and placement. West Virginia DNR handles permitting for structures over the waterline, so budget time for both the HOA review and the state process.

Flood & Insurance Considerations

Maple Lake is a small, managed private lake in an inland hillside community — your flood exposure here is different from a river or coastal property. Pull the FEMA flood zone map for the specific parcel before closing; many properties in these private lake neighborhoods sit in Zone X (minimal risk), but the lot's position relative to the shoreline matters. West Virginia has significant flood history in lower-lying areas from major events like the 2016 floods in southern WV, though Bridgeport sits in the elevated north-central part of the state where that kind of catastrophic flooding is far less common. Still get the quote — flood insurance on a lake property is worth knowing the number on regardless.

Beyond the Property Line

Local Flavor & Small-Town Character

Bridgeport runs a tight ship — it's consistently ranked among the better-managed small cities in West Virginia, with a maintained downtown area, a solid City Park, and a Town Center along Route 50 that has the kind of everyday infrastructure that makes life easy: grocery, hardware, a handful of sit-down restaurants, and enough chain services that you're not driving to Clarksburg for everything. Speaking of Clarksburg — it's five miles away and worth going to for Mario's Fishbowl, which has been the area's Italian institution for decades. United Hospital Center, one of the larger medical facilities in north-central WV, is practically in Bridgeport's backyard, which matters more than people realize when you're putting down roots somewhere.

Outdoor Recreation & Natural Surroundings

Harrison County sits in the Allegheny foothills, and the hiking and recreation improve quickly once you get off the main roads. Stonewall Jackson Lake State Park, about 30 miles south near Weston, is the closest major reservoir with a full marina, resort facilities, and a golf course if that's relevant — it's a legit half-day trip. Coopers Rock State Forest, roughly an hour northeast near Morgantown, is one of the best hiking destinations in the state: 50-plus miles of trails, serious sandstone overlooks, and some of the most underrated fall color in WV. The Mon River Trail near Morgantown adds another option if you want paved trail biking with actual scenery.
